APARTMENT CHARACTERISTICS

As a general guideline, Paris apartment sizes are as follows:

Studio – 20 to 35m2 (215 to 375 sq feet)
1 bedroom - 35 to 65m2 (375 to 700 sq feet)
2 bedroom - 65 to 90m2 (700 to 970 sq feet)
3 bedroom – 90m2 + (970 sq feet on up)

Size matters - If the apartment is less than 80 m2, the original double living dining room can be transformed into a bedroom and a smaller living room, but would not leave room for a dining room.

RENOVATION

Top tip

Paris apartment prices are primarily determined by location and structure, rather than refurbishment. The shared sentiment is - why renovate as the new buyer will redecorate the apartment anyway? Consequently, the majority of properties in Paris will require at least a kitchen and bathroom update, along with a fresh coat of paint.

A basic renovation averages around 1000 euros per m2. For more extensive renovations, such as changing flooring, updating electrics, moving walls, or replacing windows, the cost can increase to 2000 euros per m2.
Should you desire top-quality materials and enlist the expertise of an interior design team, the budget may range from 3000 to 4000 euros per m2.

RENTING YOUR APARTMENT

Top Tip

It's illegal to rent a furnished apartment to tourists for short stays in Paris (like AirBnb) unless it's your main home and tax residence or if you have commercial zoning. Obtaining commercial zoning is virtually impossible now and rental laws may become stricter so don't plan on that strategy.

It is legal to rent a furnished apartment that is not your main home on a one year lease.
It's also legal to rent your furnished apartment for a period of 1 to 10 months via the “mobility lease”
You can legally rent any unfurnished apartment on a standard lease, even a second home.

Note that if you plan to do a furnished rental, do not purchase your apartment via a French SCI company, civil real estate holding company, as it will have expensive tax consequences.
